Why Tucson's fifty-five-plus and golf buyers matter to a mortgage lender.
Tucson's fifty-five-plus and golf communities hold tens of thousands of homes, and they are growing fast. Many of their buyers pay cash, but the ones who borrow are worth more than a billion dollars a year in Pima County alone. Older borrowers, and veterans, tend to choose the first lender they find. And more and more, they are asking AI where to find one.
Start with the country. In twenty twenty-five, buyers fifty-five and older took nearly seven hundred thousand home-purchase mortgages, about one in five of all of them. Most buyers in their sixties still finance their home. And two out of three American veterans are fifty-five or older, with VA loans that usually need no down payment.
Now Arizona and Pima County. Arizona is one of the top states for retirees moving in. Pima County's population aged sixty-five and older grew almost sixteen percent in five years, five times faster than the county as a whole. More than fifty thousand veterans aged fifty-five and older live here, and thirteen thousand military retirees live near Davis-Monthan.
Here is the lending market. In twenty twenty-four, borrowers fifty-five and older took twenty-eight percent of all home-purchase mortgages in Pima County, more than one billion dollars of loans. That is well above the national share. And NOVA Home Loans made more home-purchase loans in Pima County than any other lender.
Now the communities. About thirty-six thousand homes sit in fifteen fifty-five-plus communities around Tucson. In Green Valley, eight in ten residents are sixty-five or older. In SaddleBrooke, about six in ten sales are cash. So roughly half of these buyers still need a loan, and they buy high-value homes.
And here is the risk. Borrowers over sixty-five are the least likely to shop around: in federal survey data, more than eight in ten applied to only one lender. More than a quarter of today's buyers already use AI to compare lender reviews. ChatGPT use among people sixty-five and older went from four percent to nineteen percent in three years. When someone asks AI for the best mortgage lender in SaddleBrooke, or the best VA lender in Green Valley, the lender it names gets the call.
